Contact

The Contact for a short-term holiday rental shall be made between the guest and Inverskilavulin Lodges. Scottish Law shall govern the Contact. The Contract will be deemed to be entered into when the initial deposit is processed and Inverskilavulin issues confirmation. The Contract will be subject to the following booking conditions.

Acceptance of Conditions

By making a booking you accept these conditions on behalf of all the members of the party. You also accept responsibility for paying for the account for the whole stay. You must be at least 21 years old to make a booking for Inverskilavulin Lodges. The guest must personally stay at the accommodation throughout the holiday. He/she is solely responsible for the whole party. Assignees and sub-tenants are prohibited.

Payment

A deposit of one half of the rental fee is payable if the booking is made one month before the commencement of the rental. This is a non-refundable deposit. The balance of the rental is due one month before the arrival date, and shall be constructed as a cancellation of the contract by the client if not paid. For bookings made less than one month before the commencement of the rental, the total rental fee is payable on booking. Payment can only be accepted by cheque if it is denominated in sterling (UK pounds), or by direct bank transfer to a nominated account, details of which will be given to the client on booking. Cheque payments shall be made to Mrs Edith Mainardi, c/o Anne McFadden, Balraggan, Glentrool, Newton Stewart DG8 6SZ.

Good Housekeeping Deposit

A Good Housekeeping Deposit of £150 per House and £150 per Lodge is required prior to the commencement of each holiday. This is returnable to the hirer less the cost of making good any damage or loss to the property or for excessive cleaning found necessary following the period of occupation.

Cancellations

Please note that, once a booking has been confirmed, you are liable for the whole cost of the holiday. However, we will, in any event, endeavour to re-let the property and, if successful, we will make a refund to the value of the re-let period less a 10% administration charge. Accordingly, it is important that cancellations are intimated to us by telephone followed by immediate written confirmation this can be done by email. FOR THIS REASON WE STRONLY RECOMMEND, THAT YOU TAKE OUT HOLIDAY INSURANCE to cover such an eventuality.

Booking from Overseas

Overseas visitors are most welcome and because of the difficulties distance can impose on deposit and balance payments these will be requested by bank transfer details of nominated account details will be given on booking. Any bank charges incurred will be payable by the client.

Equipment

Each property has been furnished and equipped to the highest standards (Rated 4* by Visit Scotland) to cater for the stated permitted occupancy and includes everything required washing machine, dishwasher fridge freezer (in houses only) fridges with small freezer compartments only in lodges, pots, pans, crockery, cutlery, iron, ironing board, travel cot, highchair etc.

Smoking and Candles

All our properties are strictly NON-Smoking and clients are requested to honour this ruling. Candles also are not permitted due to fire safety regulations.

Pets

Pet are welcome in our properties if there is more than 1, then permission must be given by the owners or the Estate Manager. They are not allowed to roam free and must be kept on a lead at all times when within the estate. A supplement of £15 will be charged for a second pet.

Linens

All properties are supplied with pillows, (two per person) feather and down duvets and bed linens. (Non-feather duvets are available on request) All bath towels etc, dishtowels and kitchen towels are also provided and included in the price. Cot bedding however is not provided, as most guests prefer to bring their own.

Heating and Electricity

Is included in the price of your holiday and guests are asked not to abuse this facility – when not in the properties it would be appreciated if all appliances lights etc: be switched off and all heating used only as required.

Cleaning

All properties are cleaned thoroughly between each let. However, as only a limited period of time is available to clean the properties, it is a condition of your let that you leave the property and its contents as you find it, clean and tidy.

Right of Entry

Inverskilavulin Lodges shall be allowed the right of entry to the property at all reasonable times for purposes of inspection including necessary repairs and maintenance.

Children

Guests must accept responsibility for the safety of their children at all times whilst at Inverskilavulin Lodges.

Access to the Properties

Access to our properties is 4pm on the day of arrival and 10am on the day of departure. On arrival key codes for the electronically controlled gates and properties will be given to arriving guests.

Numbers

The number of guests per property must not exceed the number authorised.

Complaints

It is important to Jean Pierre and Edith Mainardi, owners of Inverskilavulin Lodges that holiday guests enjoy their holiday and every effort has been made to ensure this. However, in the unlikely event of dissatisfaction with the property or any subsequent problems, the guest should immediately contact our caretaker so that the opportunity to rectify the problem is given. Caretakers’ telephone numbers are in the welcome pack placed in each property.

Terms & Conditions of Hire

The guest shall ensure that the standard of cleanliness of the property is as high on their departure as on their arrival.

The guest shall not sub-let the premises or any part thereof.

The number of people occupying the property shall not exceed the number stated for the property unless otherwise authorised by the owners, Jean Pierre and Edith Mainardi or the Estate Manager.

The guest binds and obliges him/herself to vacate the property without demand at the termination of the period of hire.

Your initial payment comprises of a non-refundable deposit. The balance of the hire charge and GHD must be paid at least 1 month prior to the commencement of the holiday. The owners may treat the booking as cancelled if the balance of the hire charge is not sent by this date. If the booking is made within 1 month of the start of the holiday, payment in full at the time of booking is required.

The guest agrees that, in the event of cancellation, while all reasonable efforts will be made to by the owners to re-let the hire. they will be responsible for paying for the period of tenancy booked if a substitute cannot be found.

The owners, Jean Pierre and Edith Mainardi, their agents or employees, accept no responsibility for loss, injury or damage to any member of the guest’s party or their property, arising in any manner out of the let of the properties, however caused.

The guest shall undertake to prevent any member(s) of his/her party from causing a nuisance or disturbance to neighbouring resident occupiers.

The client undertakes to leave the hired property secure if left unoccupied during the period of the let.

The guest undertakes to relieve the owners, Jean Pierre and Edith Mainardi, their agent or employees from any liability for damage or injury by any member of his/her party, however caused.

The guest warrants that the subjects let are to be used for the purposes of a holiday. Accordingly, section 12(2) and paragraphs of schedule 4 of the Housing (Scotland) Act 1988 applies to the letting to the client.

We reserve the right of entry to the properties at all reasonable times for the purposes of inspection or to carry out repairs or maintenance.
